How quickly can property finance complete?

It depends on valuation access, underwriting and legals. If timing is critical, tell us your deadline early and we will structure the process around it.

Can you fund properties that need work or are not mortgageable today?

Often yes, subject to the asset and the exit. Bridging and auction finance are commonly used where a property needs defined works before refinance.

Do I need to borrow as an SPV or a trading company?

Both can be possible depending on the product, the lender and your wider plans. We will align the structure with lender criteria and your advisers.

Will I need a deposit?

Most lenders require a deposit or equity, and the level depends on the property type and risk. If you want higher leverage, additional security may help.

Do you charge broker fees?

No client fees. We are paid by the lender when the facility completes, and you can ask us for commission details at any time.
